Pros and Cons of Modular Construction
Modular has several advantages. Benefits include quality, price, speed, safety and interiors. It solves most issues resulting from conventional construction. However, it also has its disadvantages. Size and land restrictions, flexibility, financing and resale value.
In the early stages of modular, the quality was substandard however, as manufacturing processes became more streamlined, stricter quality controls were put into place, and these modular buildings now have a longer lifespan than those built onsite.
When building on site, you have to spend money on materials and labour. If your project gets too big, you may need to employ subcontractors. Modular construction only needs to produce the same parts. Since builders don’t need these modules for ongoing construction, they can order materials in bulk, reducing costs. Modular is simpler and faster. Traditional construction may order materials from different suppliers all over the country. This can cause problems. Modulars aren’t prone to this as all modules are coming from one place.
